- Make sure you know what your HOA (homeowner's association) governing documents say. Whether the documents be called Covenants, Conditions and Restrictions; Master Deed or Rules & By-Laws- the governing documents in your HOA tell you what you can and cannot do. You might be surprised to hear they can dictate what you remodel inside your home, but remember you are sharing walls, a roof, plumbing, electrical wiring, gas lines, etc with your neighbors. The HOA is making sure you don't cause damage that will affect the rest of the units.
- Ask questions of you HOA in writing. You may have submitted your paperwork and gotten approval, but there might be lingering questions on your end. It's best to ask these questions in written form. Email is a great way to document the conversation between you and the HOA so you have it on file in case any future issues come up.
- Get a contractor with condo experience. You want a contractor who understands the constraints that condo renovations have. You will want to make sure that they have previous experience doing condo renovations and can get some referrals from satisfied customers. - Make arrangements with condo staff. In addition to obtaining a contractor, you will want to make sure you coordinate with the condo staff to book parking for the contractor and their staff, access to the freight elevator to bring up materials, notification to the doorman of who will be accessing your unit and gaining access to the buildings main electrical and plumbing units, if necessary.
